At Arbitrage, we take the words, “AS IS” very seriously!
When the sellers of this property came to us with the intentions of selling, they didn’t want to spend a single dime improving anything. They wanted the home sold and wanted to get as much as they can in its existing condition. They had lived in here for decades, hadn’t done many improvement since it was constructed (and had no intentions of doing any either). They had already purchased another home in a different city, and just wanted a smooth sale with no hassles and with no further obligations.
THERE’S A PRICE FOR EVERY HOME AND IN EVERY CONDITION!
We successfully sold this home for $1,300,000 yesterday! Sure, it needed improvements and upgrades, but we were fortunate enough to find a buyer that wanted to take this on themselves — and with their own taste.
Often times, we’ve seen many homeowners spend a fortune (typically over their budget) in order to upgrade something which they “assume” the next buyer would appreciate. In reality, in this market specifically, buyers would much rather get a favorable price and do the upgrades themselves with their own taste in colors, materials, and quality. Paseo De Cima was a perfect example.
There are many sellers out there that feel sometimes “embarrassed” to sell their home in it’s current condition.
DON’T BE!
There’s nothing wrong with selling a property in it’s AS IS (sometimes even neglected) condition. Though a staged home will get you a lot of “oooohs and aaaahs”, a home in need up updates may in fact get you more money than if you were spend extra money trying to improve it to today’s standards — which may ultimately be changed by the next buyer.

I look forward to see how the upgrades turn out!
